Six Simple Steps to Ensure a Smooth Home Purchase


Buying a home can be an emotional, time-consuming, and complex process. There are a few things that you can do to help make the process go as smooth as possible:

1. Check your credit.
Before you apply for a home loan, regardless of your credit, it's a smart idea to obtain a copy of your credit report from the three major credit bureaus and review the information. If there are errors or things that need to be addressed, it's easier to address them before you have found a house, than after you have found a house and are trying to close your loan.

If you know that there are a few blemishes on your credit, let your lender know what they are, why they are there, and why you are a still good credit risk. Lenders look at your credit to determine how likely you will pay back the loan. If you had extenuating circumstances - like a loss of a job or medical bills - let them know so that they understand that it is not likely to happen again in the future.

2. Get approved before you buy.
An approval means that a lender has reviewed your credit history, verified your assets and employment, and has approved your loan before you have found a home to purchase. As long as the home appraises for at least the purchase price, the loan should close.

Getting approved also gives you an advantage over other buyers. Your firm approval makes it easier for you to negotiate on the price of a home, than a person who is not approved or is pre-qualified.

While getting pre-qualified may sound official, it is really just getting an idea of what you can afford. Its having a person plug in a few numbers that you give them - your monthly income and your monthly debt - and getting an approximate payment calculated. From the payment, the calculator can approximate the house price range that you can afford. No information is verified. Because your assets, income or credit is not verified, a pre-qualification has little value when purchasing a home.

3. Find a great buyer's agent.
Traditionally real estate agents represent the sellers in a transaction. When you are not working with a buyer's agent, they are less likely to negotiate the best price or contingencies for you.

A buyer's agent's job and fiduciary responsibility (meaning legal duty) is to you, the buyer. Before working with an agent, establish if they are a buyer's agent or a seller's agent. After spending a lot of time with a Realtor, it's natural to feel like you're a team. But if they are not negotiating for you, then they are not on your team.

Is it worth my agents or my time working with Lower Dollar Rental/Lease Clients?

My company has been getting a ton of lower dollar amount lease leads over the last few months. Im sure this is due to the economy and people having to downsize. In an effort to not continue throwing away current and potential leads i wanted to see if it was worth my agents time and effort working leads given for lease deals under $1200 a month. Our company has a basic 60/40 split for leads provided and up to 80/20 for agents that generate their own leads.

  • On a $1200 lease with 50% commission it would be $600 - $50 = $550 x 60% = $330 to you (current)
  • On a $1200 lease with 50% commission it would be $600 - $50 = $550 x 80% = $440 to you  (proposed)
  • On a $1000 lease with 50% commission it would be $500 - $50 = $450 x 60% = $270 to you (current)
  • On a $1000 lease with 50% commission it would be $500 - $50 = $450 x 80% = $360 to you (proposed)

$1200 Lease Details at 80/20:

Thats $110 more on a $1200 lease! So if you spent 1 hour in phone time and emails and 2 hours actually showing these homes thats 3 hours of work or $147 per hour. I feel that with a good upfront pre-qualification that you can spend a total of 3 to 5 hours of actual work helping this type of client. If they dont want to play by your rules than cut them and move on. If you spent 5 totals hours showing, emailing and calling this client you would still make $88 an hour if they leased. If you spent 8 hours or 1 full day you would still make $55 an hour as it stands. So what is your personal cut off point, how much is your time worth per hour? "Average salary for a lawyer with 1-4 years experience is $22 to $50 per hour"

$1000 Lease (Is it Even Worth It):

Iif you spend 1 hour setting up portal, email and phone time upfront and 1.5 Hours on two different days showing houses that is 4 hours of your time. You would be at $90 per hour working on a $1000 lease. If you spent 6 hours total working time between emails, phone and showings you would be at $60 per hour for your time. How much is your time worth per hour? "Average salary for a lawyer with 1-4 years experience is $22 to $50 per hour"

What if you specialized in $1000 Lease Clients?

If you agreed to dedicate no more than 5 hours on average total working time to each $1000 lease lead that you personally prequalifed and assuming 45% lease commission (real statistic based on our teams last year production) and also consider that you may be able to get a few 100% apartment deals which may bring the statistic at least back to 50% commission average (STAY WITH ME HERE). So on our new plan $1000 lease with 50% commission would be $500 - $50 = $450 x 80% = $360 to you / 5 hours of your time = $72 per hour. Assuming you work just 45 hours per week that total would be $72 x 45 = $3240 a week if you spent 30 minutes pre-qualifying and up to 4.5 hours showing and submitting apps! This is very realistic as I have done 3 deals with less than 2 hours of actual work in the last 3 months. Based on that number if you took all the low $1000 lease leads pre-qualified them and only dedicate on average 5 hours per client (some may be easy 2 hour deals some may be 8 hour deals) you could make $72 per hour or $3240 per week which is $12,960 per month or $155,000 per year just specializing in $1000 lease clients. To be even more fair lets just say if after pre-qualifying and showing you only had 50% approval/closing ratio on lease applications so only 5 out of 10 clients you pre-qualify and show homes to get accepted at the $1000 rental they apply for. So if with all your efforts you only got 50% of your people approved for $1000 leases you could potential still make $1620 per week $6480 per month or $77,760 per year just working with $1000 lease clients spending 5 hours on aveage actually working with them. Thats creating a system that allows us to close 4 $1000 lease leads per week. Judy has closed 5 in one week over $1000 with no system or method in place.

The average salary of a Family Physician (doctor) is $73 according to . If you specialized in $1000 rentals and only closed 50% of your actual clients you could make what an average lawyer makes per hour but without having to go to law school or have set hours. If you could close a high ratio of $1200 leads than you could make more than the average Family Physician that had to go to Medical school. Im not trying to push people either way but I thought the numbers spoke volumes when I started actually doing the math.

I wanted to do this math and be as non biased as possible and I can say that I personally had a personal client that I leased a $1000 place to less than a month ago. After seeing the math and the numbers I think that is a great market and that agents/realtors have just become to snobby to want to help those that need it the most.

Internet Lead Conversion: It's Probably Not The Leads, It's Probably You (Bonus Points Inside)1/6/2010 9:45 PM

This is a must read for new and exisiting agents!

(Bear with me, this post is a little long, but I'm going to bribe you offer you the chance for a reward at the end)

The debate over buying leads from lead generation companies is one of the more prevelant topics on our site. There are very few people that don't have an opinion. You either believe it's a good idea (most likely because it has worked for you in the past, or maybe you know someone it has worked for) or you hate the idea (most likely because you bought them and it didn't work for you or you know someone for which this was the case).

I'm here to tell you, most of you will fail with leads you purchase from a lead generator and even with leads you generate on your own site.
(I'll give a pass to leads you get from your blog, I believe these are some of the best leads out there, short of a referral)

But it's not because the leads were bad, it's because you were not good at working them.

I get so sick of hearing people say that 'the leads sucked'. They didn't suck, you sucked. I know it's harsh, but it's the truth. How do I know this? I've seen hundreds of agents work the exact same leads with huge variations in success. The leads were always a constant, the only variable was the person working the leads.

We used to run a real estate company prior to launching ActiveRain. We generated (in our prime) a couple hundred leads a day in the state of Washington. We had 100 agents in our company working the leads and about 75 referral agents outside our company working our leads (this was just in WA, we had the same set up in CA, MD and VA). We had brand new agents that stuck to the plan we outlined for them who consistently closed 3-4 deals a month with our leads. We had other agents, with much more experience, working the exact same number of leads who never closed anything from the leads. Working internet leads is not for everyone. It takes hard work, dedication, the ability to take rejection, ingenuity, and a system.

Most agents fail because they don't have a good system.

By system, I mean two things. A good CRM tool to manage the leads, and a good process for working the leads. Good CRM's are all over the place. We have quite a few that advertise here on ActiveRain. Ask anyone who has had success with leads and I guarantee they can recommend a good CRM, that's the easy part. The hard part is having a process that you follow with EVERY lead. This is where most agents break down.

The 2008 (haven't had a chance to review the 2009) NAR profile of home buyers and sellers says that most consumers make a decision of which agent they will work with within 2 weeks of starting their search online, but they don't actually buy something for 8 months from when they start searching. So, you have to be able to capture their attention in the first two weeks......and HOLD their attention for up to 8 months (sometimes longer). If you are really good on the front end, there's still a good chance you will lose them on the follow up. Or, if you're really good at follow up, you may not even get the chance because you never put in the time to convince them to work with you from the outset.

Let's not bog down in what makes a good lead. That is open for it's own discussion. Let's say at the minimum, it's an email. At it's best, a lead has a name, email and phone number (huge bonus if you get an existing address).

What do you do with a lead the first day you get it? The second day? The tenth day? A lot of agents working internet leads (based on the 175 agents I had the pleasure of working with in WA) are completely unable to do anything outside of the first day they receive a lead. If they do do something in the subsequent days leading up to the two weeks during which a consumer will select an agent, it's probably because their CRM allows them to send automatic home searches or form emails. But their ingenuity and their phone calls cease! The first two weeks are CRUCIAL and most agents give up after the first day. Heck, some people don't even call the first day.......they just send an email (Nothing floored me more or got my blood pressure higher than seeing leads where an agent was too lazy to call and all they did was send a form letter).

Ben Kinney, our headline speaker at RainCamp has a large team of Keller Williams agents here in Washington. His team uses a formalized process for following up with leads called 'The Ten Days of Pain'. He calls it that because it's as painful for the consumer to be on the receiving end as it is for the agent to actually follow through with completing it. Ben's way of doing things isn't the only way to do it, but it's highly effective for his team. Gary Keller has a chapter in his SHIFT book called 'Internet Lead Conversion'. As Elizabeth Bolton wrote in her recent review of SHIFT, "We're all spending a lot of time producing online content - generating online leads and converting those leads to closed sales is critical so this chapter was one of my favorites."

I don't think anyone reading this will disagree with the fact that learning how to convert online leads into sales is a HUGE deal if you are either buying leads, or generating your own.

So let's all put our heads together and share our tried and true 'processes' for converting internet leads.

I want the details! And most important, I'm looking for some really cool outside the box ideas of how to get people to respond. Are you doing something that is really working effectively? Share it with us......pretty please!

I have primarily been a buyer & leasing agent in my market and have decided not to really focus on sellers until now. My broker started offering flat fee listings and now gets flooded with calls and emails to get homes on the market. It seems to me that day by day more sellers are getting the upper hand on reducing listing side commissions. While I do agree that it takes a lot of marketing and money to obtain a cold call listing, once you have put it on the MLS most agents sit back and wait for a buyers agent to bring in an offer. I know some offices do not even allow you to handle both sides of the transaction.

Not to ramble on endlessly, my main question is:

  • Will buyers rebates & flat fee listings mean the end of high cost real estate agents the way Orbitz & Expedia have caused the demise of travel agents?

Final Word:

I know agents will always have a place in the world but with the recession and homes losing value how much longer can traditional listing fees be sustained? I'm sure there were old timer travel agents that felt like the service they provided would allow them to always be in business. If your property qualifies we will guarantee to put your home under contract within 90 days or will sell it for a flat $250 transaction fee. If your home sales within the 90 day guarantee than we charge a flat fee of $500 as a transaction fee do at closing. So the most you pay at closing is $500 and
